@Cory J Thornton Do you use the Premium Turbo tenant? Do you use it for the whole process:  tenant screening, background and application?

You can keep trying to market it by yourself, or if you are willing to pay someone to manage the property full-time or even have a property management company get you some tenants and you take it over from there, it just depends on your time and money and what you value you more.

I am trying to manage it myself, but might need help from management company 

I have been listening to bigger pocket podcast and found my 1st rental property. I post the property on Apartment.com and Zillow. Got 3 applications, but they weren't serious. It has been a month of vacancy. Any  advises would be greatly appreciated. I'm in California
