I would definitely keep the job for a longer while you learn the business. It takes some capital upfront for marketing, unless you're hustling (ie. door knocking, cold calling) for leads. As far as time goes, I would say if you're doing it yourself, it could very well take 40 hours plus building lists, researching, taking calls, making calls, going on appointments, etc.

What I've done previously is having the seller mention to the tenants that they're having an inspection for the mortgage/insurance company. Tenants didn't have a problem with it, but you'll run into the same issue if you're trying to show the property to your end buyer.

I second what @Jimmy C. and @Brandon Krieg mentioned. It's suspicious when the same deal is presented by multiple parties. A joint venture is more clear cut, but situations like yours definitely does happen.

Hi Everyone!

I've heard of various individuals starting private equity funds where investor funds are acquired before finding a deal whereas syndications are vice-versa. I'd like to learn more about how private funds are structured, the pros and cons, tax implications, limitations, and anything else worth knowing. I understand something this high level would need an attorney's oversight, but I would like to learn more for my own knowledge. Any and all information/resources would greatly be appreciated!

I actually had a similar project in a residential neighborhood hoping to convert the property to 8 bedrooms, but unfortunately it went south. I would highly urge you to take a look at the jurisdiction codes. If they don't allow it, then you would have to pursue a variance for allowed use, which could be a timely process.
