I'm in Ohio and we're still buying. We haven't seen commercial rates tick up yet, while residential has. I think it's important to highlight what your plan for the property is (i.e., hold for short term versus long term).

I usually also ask for rent rolls, amendments, assignments, service contracts and any info they have on warranties and historical repairs. As far as timing goes, I usually look back for 3 years.

I've purchased a retail strip mall back in December with GoPuff as a tenant and have also viewed several properties in different states that had GoPuff as a tenant on the rent rolls. What's interesting to me is that they haven't occupied the space but have been paying rent. Has anyone else seen this? Any intel as to what they're doing?

Typically, it depends on the lease. Since it's gross, could you negotiate something where maybe you guys go in 50/50?

I agree with Matt in terms of cash versus conventional. Once you refi (80% LTV), you'll have roughly $17,000 left in equity in the home. I would make sure the cash flow is there.

@Paul Moore thank you for the in-depth response! I actually invest in commercial real estate now with plans to scale higher. I noticed there isn't much info out there on commercial real estate so I want to compile all the information I learn during my journey into a book, hopefully, to help others like me.

 Thanks for sharing. I'm assuming your hold strategy is long term (ie. longer than 10 years)? With interest rates rising, if you were to sell in the next few years hypothetically, how would that change your exit strategy?
