You could possibly hedge your Crypto Holdings. Find a forward thinking private lender or organization that will let you borrow against your crypto. Just like accessing equity in an asset. I'm sure there is someone out that is willing to do it, it wont be a cheap rate but if you get creative enough I'm sure someone would. You will avoid Cap Gains and still hold your crypto. Only downside risk is if your holdings lose to much value and your forced to sell to cover what's borrowed.

@Sokhna Wade you could also look into getting a personal liability insurance policy, also known as a umbrella policy. This will provide similar protection without the operational hassle's of an LLC. But there are pros and cons to both, would recommend consulting with a tax/legal professional to decide what's best for your situation.

@Jonathan Bivas I would recommend you read Brandon Turners investing with little to no money down. Will teach you some technicals around investing with other peoples money.

@Roman Kozlov also remember that transferring a property from personal ownership to an LLC gives the bank the right to call in your loan at any time and you owe that full balance. They can see this on the title transfer, now while lately they have been turning a blind eye to this you bet when these foreclosures start to pick up like they are and banks start tightening their lending again they will start to call those loans in. I also agree with the folks above, an LLC does not provide you anymore protection then a good personal liability umbrella policy. But an LLC makes some people sleep better at night.

@Joseph Van Fleet I have not heard of anyone offering 100% LTV HELOC, I would be weary of anyone offering that as majority want to have some fall back if home values declined. Most will offer a max up to 90%. Keep in mind HELOC is (Value x LTV% - mortgage balance = available credit). Also keep in mind that a line of credit is revolving credit, which has a higher impact on your score since it is reusable, creditors want to see that you can manage that effectively. Yes it does increase your credit utilization but a creditor wants to see on time payments and length of credit over utilization.

Hey @Jonathan Bivas , so a traditional bank will not lend you 100% LTV. But you can still technically finance 100% of the purchase by getting a 80% loan from the bank and then using a HELOC or home equity loan from you and your gf's condo for the remaining 20%, so technically the purchase is 100% financed and you wont have to be any cash out of pocket. Only way you would be able to get someone to put up the whole 100% of a purchase is a hard money lender(short term solution, mostly used for flips or BRRRR), or a private partner if your going long term with the deal.
