I'm sure there is a part that will never go away, but you will become more comfortable with the possibility of something wrong when you realize that there is only so much due diligence you can do. And there are very few problems that could happen that are outside of your control that would result in catastrophic failure.

It seems like a whale though and it's moving quickly. Does anyone have any experience in the purchase of a hotel? What are pitfalls to look out for that you came across? How did you pick an area? Is there a way to find out the amount of transit through a town or why people are traveling through there?
Any help is appreciated.
Ay another Active Duty Realtor! Mahalo!
No experience with hotels but I am curious what your plan with it is- keep it as a hotel or redevelop?

Are you working with an agent? This is something the agent should be walking you through. I always recommend my clients use a home inspection as a "to do" list to give to property management and/or contractor. Depending on the amount and severity of the findings, you could potentially look to renogotiate.

Those fears are very normal, I'm sure everyone on this site has felt that way at some point. You won't have all the answers and you won't be prepared for everything. But you won't know if you don't try. Don't buy a new car so that you can keep up with your friends' new Subarus. Invest and be smart because if you make the leap then 10 years from now you'll be driving a Ferrari while they're still paying off their "super cool" used WRX.

@Teri Feeney Styers That is really good to know, is the process of setting up the S Corp similar to setting up an LLC?

@Michael Plaks That is really good to know- Would this self employment issue be resolved if one were to do all of their flips inside of an entity?
