Great information Mark Pedroza. Where, and how can find this for my county(solano) I tried looking for a list like these and I haven't had any luck

Just a suggestion but maybe you can provide it as an amenity and just bump up the monthly rent

That's what I meant, refinancing out of the Heloc or sell if you have to.

I'm planning on doing the same thing. The way I see it if don't over stretch your finances and have some reserves you should be fine with the Heloc on your primary. Again, just makes sure you are being conservative with your analysis and are making good cash flow. Also have 2-3 exit strategies

I say if possible 1031 exchange. Appreciation might not be there, but if you if buy for cash flow you will be making money day 1, and it would allow to make more money in the next 10 years than you "possibly " make betting on appreciation.

What is the best bank to get a HELOC should I go to a major bank, credit union, or online (lending tree, etc)?
