Post: Buy and Hold in Providence RI or Worcester, MA

Hi everyone,

I am pre-approved to buy my first investment property. My wife and I are looking for either a 3 or 4 multi family unit. Because we are having a hard time finding a deal near Boston (where we live) we are looking outside of our area to find deals. We have narrowed down our search areas to either Worcester, MA or Providence RI. Both locations are within 1 hour drive from us. We are even contemplating moving to the area where we invest since it’s not that far and the possibility to house hack is good.

What we know from both locations (Please correct us if we are wrong):
We shouldn't count on appreciation
Good chance to cash flow in both places
For the most part, the school system isn’t that great (at least that is what I found through my research)
According to the 2014 census, Both cities had a population growth (Worcester grew more)
The rental market seems to be better in Providence than in Worcester
Propety taxes in RI are higher than Worcester

I was wondering if I could get some advice from the community to help me narrow down where to invest. I’ve been on BiggerPockets for 4 months now gaining knowledge and I am ready to take the jump.

Thank you all in advance for the help and advice.

Hi Everyone,

Just heard the latest BP podcast (213) and the guest was talking about RealtyShares and PeerStreet. This concept of REI is completely new to me and it interested me. Has anyone used either of these or something similar? If so, I would love to hear how your experience was. Also, if anyone know of a good read on this subject, I would be very interested in it.

Thanks everyone

I've used a small company before and the guy is awesome. Joe carpet care is the company and he is based out of Revere. He is a one man team and he cleans sofas as well. I can't post his number here but his website is www.joescarpetcare.com. His number is listed on the page. Hope this helps.

Hi everyone,

I am looking to buy my first investment property here in eastern MA (right outside Boston) and I am having a hard time finding a property that can cash flow. Navigating through the BP website, I came across the "Find Foreclosure" link under the Marketplace tab. Just wondering if anyone has a subscription to this site and if you do, were you able to purchase a deal from it.  Also, I would love to connect with wholesalers here in MA. Please PM me your contact info if you are a wholesaler.

Thank you all

Hello BP community,

I've been on BP for almost 2 months now and its been such a great experience. I know so much more about REI and I am very excited to buy my first investment property. One thing that I keep hearing over and over again on BP is to invest using other people's money. What does this really mean? Does this only work on a BRRRR strategy? I plan on buying a small multi to buy and hold (having cash flow) every month. I dont believe this scenario will work for me unless I buy a multi and use the BRRRR strategy correct?

Thank you All
