Good morning all, I listened to episode 442 of the podcast a couple of weeks ago in which Bryce Stewart brought up the importance of workers comp waiver forms. I own properties in New York state and Oregon and I hire individuals to do work in each state (snow shoveling/plowing, lawn mowing, cleaning, etc.). Do others utilize workers comp waiver forms? Is this something that I should be doing? Are there other/better ways to protect myself? For context a own a total of four properties (10 units). Thanks!

Thanks for your input! I believe I am still pretty far off from hitting 20/25% equity. I purchased the property less than a year ago for ~$535k with 5% down. Current value is somewhere in the neighborhood of $600k. I am currently in the process of buying a different property, so I don’t have the capital to make up the difference in equity.

Are you saying it is not good because you would want to refinance out of the loan to eliminate PMI once you had enough equity?

I also just received an FHA Streamline Refi offer. It would take my rate from 3.5 to 2.5 and reduce my monthly payment by $284. $6,000 to cover the fixed costs will be tacked onto the loan. The way he explained it is that I would skip two mortgage payments, but that I would have closing costs equal to or less than a mortgage payment. Does this sound right?

Thank for the input! I don't believe there is a new 25% down payment requirement for FHA loans... my issue is that because I do not have a tax return showing income coming from my current properties, it triggers a rule requiring me to have 25% equity in both of those properties.
