Today I spoke with a motivated seller about lease optioning their property. The property has been on the market for close to 60 days. The owner didn't rule out the lease option and stated there are a couple bids on the property. His response was " not considering lease option at the moment".
My gut is telling me the holding cost is mounting for the owner. Would love advice from the BP community on how to remain top of mind for the seller? Looking make first seller financed deal!

Thanks for the responses. Posted a few adds today! Read an article today that said it's best to post a minimum of 3 times per day. I'm seeking new ways to generate leads from motivated sellers.

I've been attending my local REIA for the past few weeks and connected with several investors. How do I seperate the pretenders from the contenders? I've read a lot on the forums about people who talk the talk but don't walk the walk.
Any best practices would be helpful. I recognize the importance of building trusting relationships but I also want to be mindful of my time investment.

Thank you for the responses. @Doug P. reading some of the forums many state if the house isn't owned free and clear the banks will use the due on sale clause written in most mortgages.
How do you get around this? Is this very unlikely to happen?

For the past several weeks I've been researching and learning seller finance options.
Would love to hear some creative finance stories from the BP community utilizing seller financing. The market is pretty hot in my area and I'm just wondering why a seller would consider carrying the note.
