I would feel the need to contact the municipality and inform them of the error. Not because I love taxes (quite the opposite) but because I wouldn't expect the government to go with an error in my favor once the mistake is eventually uncovered - because it probably will be at some point.
We already have a bunch of great ways to save on taxes that are fully within the bounds of the tax code. Can't get too greedy. As the saying goes, pigs get fat & hogs get slaughtered.

If it sounds too good to be true, it is. Who in the world is lending money at those rates to strangers on the internet? Nobody.

You should definitely provide a refrigerator, even if it's not required. Buying and putting in a fridge is just a big headache for your tenants which other property owners are most likely not putting them through. Not including a refrigerator will drastically reduce your potential tenant base, impact your total possible gross rent, and will increase vacancy. Fridges aren't particularly expensive.

IRR isn't the same as compound interest. It's a very different calculation.

The biggest issue I see is that your competition will be big money investors with significant experience investing in properties with existing, well-qualified tenants with long term leases. I would question any deals that are left over that the big guys pass on.
