There isn't one. You're either accredited or you're not, based on meeting the criteria set by the SEC.

If you're looking for a form to give your investors requesting whether they're accredited, you can make that form. Include several questions asking which specific criteria they meet and how.

Several issues:

- Are you providing wifi? What network will the locks connect to? If I was a tenant I wouldn't allow a landlord to connect to my wifi network for free.

- Tenants should be wary of a landlord freely allowing prospective tenants to tour their occupied units without supervision. If anything is stolen, expect bigtime liability. 

- The AC example is weak, you can see window AC units from the outside without having 24/7 monitoring access to the front door.

- Is monitoring the comings and goings of your tenants really a good use of your time?

You need to research service animal laws very carefully. This is very dangerous territory from a legal standpoint. This isn't about the carpet, it's about Fair Housing Laws and your legal requirements & responsibilities.

It depends on your goals. 

My YouTube channel has brought me several investors who have placed hundreds of thousands of dollars each into our multifamily deals, but the channel itself is very small. My primary goal has been to share knowledge and form investor relationships, and it has been effective for that.

If I were in this position, the first 3 steps I would take are:

- Thoroughly reread the PPM & Operating Agreement

- Go to the SEC's Edgar Database & research the Form D

- Find any and all other General Partners in the deal and reach out to them directly to find out about the status

The lowest minimum we've seen or done is $250k. 500 is probably the most common because of the paperwork and coordination required to bring a 1031 investor into a TIC arrangement. It's important to bear in mind that you won't exchange into LP ownership of the syndicated entity, rather into partial ownership of the property with a Tenants In Common agreement with the syndicated LLC.

The seller means POF or Proof of Funds. They want proof that you have the capital to close and/or have access to it.
