Ask them for the documents and read thoroughly. The odds are high they do not allow STRs now. If they don't at this time, they probably will in the future. HOAs have no incentive to allow STRs and most homeowners don't want to live near STRs.

Development in general is very difficult right now given the costs of construction and interest rates. So it may be difficult to make a deal pencil given the current environment. But you said your timeline is longer, so you probably have time to wait until something shifts economically.

I'd suggest taking a step back and figuring out what the local economy needs. What is the local economy in need of today? What demand is not being met?

Wholesalers or direct mail. That type of thing isn't going to be listed on the MLS. You may want to look into the subto investment model, as many low rate loans will not be assumable.

NOI is net operating income. More relevant in commercial real estate, it doesn't apply to single families for valuation purposes. Spread can refer to a lot of things, often it'll refer to the difference between a property's cap rate and the prevailing market interest rates (like the 10 year treasury).

For my passive capital I chose to lean away from crowdfunding platforms in favor of building relationships with great operators and investing directly with them. I believe it's worth putting in that effort because these are long term investments with tens to hundreds of thousands of dollars invested.

Always thoroughly read your syndication's agreements, those will be the governing documents.

Generally speaking depreciation is passed through to all parties based on their % of ownership. Depreciation is reported in box 2 of the K-1. GPs and LPs all receive K-1s.

A portal can save headaches and can add a lot of information security. Back in the mid 20teens, before portal technology had advanced, several syndicators had wire information intercepted and replaced because they were handling everything through emails, which were compromised.

Information security is hugely important, and hackers do target real estate investors/syndicators. Email and most cloud services are not secure enough.

Do you have passive investors in the deals or are you all active partners? If you have passive investors, a portal like InvestNext is worth it. I use InvestNext and I see a LOT of other people moving their portals over to InvestNext as well.
