Post: Distressed property for my first investment?

Hi All,
I'm on the hunt for my first investment property, it's taking more time than I thought, but that's perhaps because I"m too picky. I've tried to identifying cash flowing homes in the Charlotte market--which has proven to be difficult. One option that I haven't really explored, but am becoming more interested in, are distressed properties. My question, is it a good idea to to buy a distressed property as my first investment? Given the current rate environment, and hot Charlotte market, I'm trying to think outside of the box. Thanks for any suggestions.

Hey Jevon, thanks! I think it could be summed up as mental roadblock and all of the "what if's" that ran through my head. I've decided that those thoughts need to be set aside for now and I'm excited for my first property.

Hi All,
My name is Taylor, I'm new to Bigger Pockets and real estate investing in general. I'm a recent Chicago transplant now living in Charlotte, NC looking to start my portfolio.
I've wanted to get into RE investing for some time but hit a wall when it came to starting. I'm ready to jump into the deep end this time and am primarily interested in a mentorship/partnership to help me through my first deal (and hopefully many more). My experience is in construction project management and I have some capital to bring to the table as well. I'm not necessarily locked into the Charlotte market, although I'd prefer to be local for my first deal, and want to focus on a long term rental or BRRRR.
Any advice, recommendations, or introductions are welcome.
