Something else to consider would be whether you're planning to keep the property long term, or whether you're fixing this to sell it. Look at whether the numbers make it worth it.

I'm in the same boat -- before starting, have you figured out if repairing the duplex will increase the property value or increase the rent?

@Elise Ras I haven’t found a lender that offers 10% (only 20% down) for a multifamily so house hacking may be your best bet. I recommend visiting local banks near the property and creating relationships, maybe they’ll accept a lower down payment.

Also, and keep it reasonable, check Pinterest once you have an idea of which style you’re going for. They literally email you ideas related to what you’re looking for!

@Briana Smith Not quite an answer to your question but I just saw that Bed Bath and Beyond is closing over 400 stores.. they may have some low-priced good quality inventory to get rid of!

Now I do have a 600 sq ft cabin that crushes it. It's tiny. But it's not what you'd see on TV as a "tiny home" because it's a real house built on a real crawl space and therefore I got a real loan.
