@Rafael Ortega welcome to the forums. Biggest piece of advise is to take your time and really understand the ins and outs of who/where/how you'll be investing. Like Joseph mentioned the southern/middle part of the country is great because the price points are much easier and the laws are landlord friendly. If you have the right team in place it'll make for a very passive investment.

Post: Sewer inspection needed and cost?

@Pradeep R. I would get a home inspection first and see how that goes. If your home inspector suggests drains are draining slowly or something along those lines then it might be worth your time to get a sewer inspection. If nothing is mentioned about it then I don't get them personally.

@Zak Beard welcome to the forums! I work with a couple hundred investors from CA and they prefer the middle/southern part of the country because the price points are much easier and the landlord laws are friendly. Memphis, Little Rock or TX would be great options.

@Emily Ruiz in a market like that in TX it is worth the risk in my opinion because those values are going to continue going up at a faster pace than most others over the next 10-15 years. There is a smaller rental pool at the $2,800 a month rent range but typically properties at that price will appreciate faster than others lower in price in the same market.

@Victor Nguyen I prefer the single families homes in the suburbs. The renter clientele is much more consistent and typically the appreciation is as well so it makes for a more passive investment. In markets like Memphis and others here in the southern/middle part of the country we are still able to cash flow despite the interest rate environment.

If you are looking to invest passively then turnkey is the way to go if you have the right team in place. I have purchased a turnkey rental in DFW and I also have worked with hundreds of clients who have purchased turnkeys with a lot of success. It's all about the team you have in place, in my opinion a true turnkey rental is one where the provider purchased the property with their own money, did the renovation and own the property management company on the back end. So it's a one stop shop kind of deal and with everything being handled in house the interests have to be mutually aligned because that provider is married to you for the longevity of the investment. 

Full disclosure I help dispo deals for REI Nation who operates in several markets in the southern/middle part of the country. 70% of the sales go to existing clients so I think that speaks volumes to those investors experience.

@Jordan Roueche welcome to the forums. I started out house hacking then got into longterm single family rentals. I love a good value add deal but a majority of my properties have been relatively passive with very little repairs needed when I purchased. I prefer to stay in mostly owner occupied areas because it yields a higher quality resident that's more consistent over time and the homes typically appreciate at a faster pace.

@Kirk Garner welcome to the forums Kirk. The southern/middle part of the country is a great place to invest, not only is it affordable but the landllord laws are very friendly. I work with hundreds of out of state clients who invest passively. Memphis is a great rental market.
