@Elly Manuel I would recommend the southern/middle part of the country where the price points are easier and the laws are in your favor. Memphis is a great market! I wouldn't suggest doing a full BRRR out of state as the first investment because there is so much risk that comes along with it but I wouldn't be intimidated by a light rehab.

@Ken Lim congrats on the sale of your business! As Chris mentioned private lending would be a great route if you just want cash flow. If you want all the benefits of owning real estate then I'd suggest single family homes in high quality areas. I work with hundreds of investors who invest in real estate passively and most are out of state. The southern/middle part of the country is a great place to look if you want affordable homes that'll continue to appreciate with solid cash flow.

@Margaret Bickerton welcome to the forums and congrats on the first post! I don't know much about Augusta other than the Masters and that's no help here. I work with hundreds of investors who purchase homes in Little Rock. They're very fond of the market because of the amount of government jobs and the logistics make it ideal for a rental. Not only is it the capital of Arkansas but there's also a couple military bases north of town.

@Dan Rushiti welcome to the forums, congrats on the first post and all your success! We are the same age but I'm in a completely different business/market than you and don't have that kind of cash handy unfortunately but have a similar goal as far as larger ventures. What I'm doing is building out the single family portfolio first before getting into land development (I'm an avid outdoorsman so I'm talking about hunting land, surprisingly there's a large market for this but not only will I be able to enjoy the hunting it's very profitable as well) . Single families are a very safe investment that provide a great return, rents and prices will continue going up overtime while a resident services your debt. They are relatively easy to sell if you're around the median price and owning a quality asset. 

It seems like you're doing very well for yourself as far as cash flow goes so I'd advise focusing on areas that are appreciating quicker overtime. If Milwaukee fits the bill I'd definitely continue building out the portfolio yourself. I don't know much about Milwaukee, for me I live in Memphis, it doesn't have the most appreciation but the higher priced homes do so I focus there as well as Texas. DFW is one of the fastest growing metroplex's in the US so I've parked some money there. I don't have the time nor do I want to spend the effort building a team so I partnered with a turnkey provider who handles the entire process for me.

@Kris Bano  I work with hundreds of clients in your same situation, they don't have the time nor do they want to spend the effort to pruchase, renovate and manage. There are several turnkey companies in the southern/middle part of the country that would be a great option for you. A true turnkey company purchases the property with their own money, renovates the property themself, sells to an investor and manages for that investor on the back end as well. It makes it a very seamless investment for you while the interests have to be mutually aligned.

It depends on how much time you have as to which direction I would advise. I work with hundreds of investors like yourself that choose to invest in single family homes, passively, in the southern/middle part of the country. Most don't have the time, which is why they do it passively but of course there are active options as well.

 There are companies out there that buy homes, completely renovated them then manage for the investor as well on the back end so it is a one stop shop type deal where the interests have to be mutually aligned.

@Zack Reyes welcome to the forums and congrats on the post! It depends on your full scenario and how long you can take it living with your folks. I started out house hacking but I live in Memphis where the entry point is much easier to get into and I had several good friends who were still single when I did it so I had very reliable tenants that I was friends with. If you can muster the down payment there are several markets in the southern/middle part of the country you can get into for below 60k and there are turnkey providers or active agents who can make it passive for you. 

House hacking can be frustrating since you're having to share living space with several people but if you can find a great deal locally it's a great way to get started.

In the southern/middle part of the country there are several turnkey providers that can help you invest passively. I'm not sure how your price points are where you live but if they're reasonable I'd advise doing fix and flips or BRRR's locally.
