@Esha Chennubhotla welcome to the forums and congrats on the first post! I work with hundreds of clients in CA and they prefer the southern/middle part of the country where the price points are much easier and the laws are much more in their favor. Now these investors are doing it passively in  long term rentals so all of them are putting 25-30% down, sounds like you have that if you'd prefer to invest passively. Of course if you'd prefer to house hack then I'd advise getting into somewhere you prefer to live in while you invest. Texas is a great area as well as Tennesse.

@Matthew Kalifeh The southern/middle part of the country is a great place to live and to own rentals. DFW, Memphis or like a couple others have mentioned Oklahoma would be great options. Best of luck, let us know what you decide!

@Adam Berlinberg If you plan on getting into single families rentals at any point, at that rate, it would likely be one of the best rentals you will ever get! I would definitely keep it and rent it out, we just did the exact same thing.

@Ryan Palmer welcome to the forums! There's tons of different way to go about this. If you have the time and effort to spend I would recommend finding an investor friendly agent and either BRRR or find a quality property on the open market to turn into a rental. If you don't have the time and don't want to spend the effort there are turnkey providers that are vertically integrated who offer properties that are already performing. I work with hundreds of investors who chose this route and they love it but it's not a fit for everyone.

 Hi Taz, is it a mobile home park or a single manufactured home? Is it single wide or double wide? All of these components will make a big impact on how and if it can be financed.

@Shahnawaz Qadir welcome to the forums and congrats on the first post! I work with hundreds of out of state investors who invest here in the southern/middle part of the country. Memphis is a great market for cash flow that also appreciates well over time. Alabama is a great market as well but in my experience those properties tend to take a little longer to rent.
