@Parker Robertson There are several other options out there like JWB, Midsouth homebuyers and Crestcore to name a few. I've worked with REI Nation before and had a great experience, full disclosure I work for them as well so of course there is some bias lol! In all seriousness they are a customer service company that just so happens to be in real estate. When I buy out of state I want to work with a company that owns the entire process from top to bottom as in they use their own money to purchase the home, renovate it, sell to an investor then manage for them as well on the back end. That way their interest are mutually aligned. Once you're under the management umbrella of REI you'll be assigned a customer service rep that will reach out once a month regardless of what's going on so there's open lines of communication.

@Alan Wedemeyer welcome to the forums and congrats on a great turn out for your post! Loaded question, it depends on so many things. It sounds like you already have rentals in CA so you've got experience and exposure there, do you manage those actively or hand them off to a pm to manage? 

I work with hundreds of clients from CA and they prefer to invest passively here in the southern/middle part of the country because home prices are a lot cheaper and the laws are much more friendly for the landlord. Feel free to reach out if I can be of any assistance. Best of luck investing!

@Kristen Wright welcome to the forums! You are looking in the right areas, north MS and the suburbs of Memphis are capturing a ton of growth as people flee from the inner city. As far as the grading goes, I wouldn't suggest using that as a tool for investigating properties until you have a deep enough connection with someone and you're actually comparing apple's to apple's because everybody's grading scale is different. I would definitely recommend connecting with a local agent here to better understand where you want to invest.

@Michele Jones welcome to the forums! I work with hundreds of clients from CA that are investing here for those exact reasons. I will say most all of them are doing long term rentals but I'm sure there are investors that have success with airbnb's here. You hit the nail on the head with the areas, typically cheaper means more risk so don't be hesitant to get into something in the 150-250k range, that's where a majority of the investors I work with are buying but there's certainly some that'll go higher and lower.

I assist hundreds of clients from across the country and they seem to enjoy the southern/middle part of the country; markets like Tennesse, Arkansas, Texas and even Oklahoma. The median priced homes are much more affordable and they're all landlord friendly areas.

@Ali MirRasekhian Congratulations on saving your money and being to this point! It's certainly a tough market to navigate with the current rates, like you said leaving money in the deal and you still aren't cashflowing. As of right this second investors will need to shift the expectations away from cashflow, certainly understand the importance of it and I'm not telling you to not strive for it but there's more to real estate investing than just cash flow. When using leverage you still have a resident paying off your debt over time while prices and rents continue to grow and there's a very high probability you'll be able to refinance in the next 2-3 years boosting your cash flow. The name of the game is getting assets under control and have your money work for you because once rates start coming down it's going to bring a lot of demand into the marketplace causing prices to increase at a quicker pace. Of course it still depends on the area you're investing in but generally speaking in my opinion if you're able to break even or positively cash flow in today's market it's a good deal.  

There are some larger companies who help investors invest passively and they'll have different incentive packages to help overcome this. I'm working with someone who did a forward commitment with a lender so they're able to offer clients a 6% interest rate and that certainly helps. Feel free to reach out if I can be of any assistance. @Ariel Rahmanov Welcome to the forums and congrats on your first post! I work with dozens of clients from your areas who purchase in the southern/middle part of the country because the price points are easier to get into and they are landlord friendly states. Best piece of advice I can give you is take your time and research companies, or people, so you have a better idea who you are working with. It depends what your goals are as to which way I'd direct you as far as how to go about it but I have found that a lot of out of state investors want to be passive. If that's a goal of yours I would recommend working with a company that owns the entire process from start to finish as in they purchase the property with their own capital, do their own renovation and own their own management company on the back end. This way it is truly a one stop shop and your interest will be mutually aligned since they'll be married with you through the longevity of the investment.

@Jaden Fein congratulations on the career and starting your own business! I played D1 football but wasn't talented enough to make it to the big leagues. It was a tough transition for me going into the working world since ball was life for so long but hopefully it hasn't been too rough on you. 

I started out buying a primary and renting the rooms out to my friends so I was essentially living for free while I did renovations to the porperty bringing it up to current standards. Once I finished the renovations, I was able to refinance the property so I started venturing out into buying rentals. 

It's never too early to start, as young as we are there's too much upside to be missing out on. I will say is take your time, continue to ask a lot of questions and don't be afraid to say no.
