 If you're finding the properties and managing them yourselves that's very active in my opinion but I agree with you overall it is passive when you're in high quality areas because it doesn't take too much of your time. Dallas is a great market for future growth, it's a little tougher to cash flow because of the taxes but I recommend all of my clients to invest there. Be careful with the foundations, the soil is sandier so it's common for shifting to occur which will affect the plumbing.

@Ahmad N. Welcome to the forums and congrats on the first post! You're on the right track, I would definitely advise contacting a local agent or company that knows the ins and outs of the city before investing. A few things I consider are median home price, median income, taxes, insurance costs, job growth, population growth, weather and ensuring it's a landlord friendly state. There are certainly other items that go into the decision but these are a few. I live in Memphis and have had a ton of success here as well as Dallas and other markets here in the southern/middle part of the country that meet the criteria you're looking for.

@Eric Lewandowski are you using leverage to purchase? There are certainly people who succeed with section 8 rentals but there is more risk with the clientele you're working with. @Jason Allen used a great analogy. Piggy backing on that there are certain condition requirements section 8 will require in order for them to pay. In my experience the residents don't take care of the property. On several occasions when section 8 does their inspections they've required me to fix several things the resident broke and if I didn't fix those items then they wouldn't pay me. That would happen time and time again so the effort involved to keep up with the property, resident and section 8 wasn't worth my time. Again there are plenty of people who succeed but if it's your first real estate investment and you're leveraging I wouldn't advise going that route. I'd focus on nicer areas where your rental clientele isn't as risky that way your experience will be much better.

@Michael Madani welcome to the forums and congrats on taking action and making the first post! Memphis has ample of opportunities that meet the 1% rule but for a long term buy and hold that's not the type of area I want to be in. I talk to hundreds of investors a month and they all want the same thing, security. The 1% rule was a great tool in the early 2010's but now the properties that meet this criteria are in high risk areas. The numbers look great on paper but the experience is a completely different story because the clientele isn't as desirable. Most of the investors I work with want to be in majority owner occupied type areas because it yields a higher quality resident that is more consistent over time. I would advise leveraging that 100k off the bat and getting into higher quality areas.

@Emily Threw welcome to the forums and congrats on the first post! That's a great goal, I'm currently working on doing the same thing myself. Are you looking to do the process top to bottom yourself by being an active investor or are you looking for a passive way to invest?

@Jennifer Cramer Congrats on your first post, you've gotten great feedback! It sounds like you are but take your time and be patient. There are several markets in the southern/middle part of the country that are great for long term buy and holds. I like Memphis, Little Rock, DFW and OK. These are very stable, consistent areas where your investment will be secure and the price points are much easier! 

I like the way you think as far as the type of areas you're looking in, it'll reduce your risk dramatically for undesirable renters making the investment much safer. For my properties I'm able to do the work myself since I operate in the industry but for someone looking to do it passively there are several turn key operators in these regions and some that operate in every region. They would be a great resource for someone who truly wants to be passive and profitable.
