@Ben Su welcome to the forums and congrats on the first post! I've never worked with them personally but have worked with a couple investors who have. Mixed bag on the experience, from my understanding roofstock doesn't actually own the home or the management company. They're essentially a referral source, referring you to someone who flipped a house then referring you to a management company so you aren't working with a company who does everything in house. That's one of the biggest complaints from the clients I work with because the interests aren't always mutually aligned.

@Jeff Campbell like you said it is risky but if you have a strong enough inflow of cash to sustain it'll be a heck of a deal if you own them outright after year 5 of ownership. Congrats on being creative in the current market and still adding to your portfolio. Are you investing in Heber or elsewhere? I love your part of the world, I'm in north MS but a good friend of mine, Rob Watson, lives over there and I try to make it once or twice a year. You may know him, they used to sell boats over there back in the day

@Tre DeBraga congrats on starting the journey so young! There's many of us here that are envious of you. First off, definitely get connected with other realtors and RE events. If you're starting out on the agent side and you have plenty of time I'd recommend door knocking and cold calling using redex, and focus on those median priced homes. Understand the difference ways a conversation can go when you do establish connections. Not only are you building your funnel for listings/buyers but there will be ample of opportunities to wholesale properties, flip properties, whatever you want to do. So you can help investors, yourself, home buyers, sellers etc. The sky is the limit! Wish I would have done this in 2019 but I was too scared to take the risk of quitting my job. 

Look up a good friend of mine Q Burdette. We played ball together in college but he's made an absolute killing doing this

@Samantha Lochridge If you're talking about Jackson, TN that's a great place to be investing! Y'all are going to benefit a ton from the Blue Oval plant. As far as the price point is concerned it all depends on how deep your pockets are and what your risk tolerance is. Personally I like the nicer areas so that may put you in the 2-300k range there, I don't know the ins and outs like I do Memphis. I wouldn't worry much about the schools, people will live where they can afford to live but more importantly where they feel safe and comfortable.

 Parts of 38109 can be pretty violent, especially around Third Street. I have been told not to drive on Third Street at night.


 I personally don't invest there for that reason but you're correct, stay away after dark.

@Austin Dias welcome to the forums! Personally I'm a fan of long term rentals simply because they're more passive and consistent, I've heard great success stories with other methods though. I work with hundreds of clients in your exact situation and they tend to like the southern/middle part of the country because you can get in high quality areas for under 300k a house. That is a little on the high side for a rental in that zip but certainly obtainable. If you're east of 3rd st I'd try what @Greg Felt mentioned, lower the rent $50 give it another 2-3 weeks then do the same thing again if needed. You shouldn't have any issues getting $1200-1300 on the low end for rent here, but I don't know the neighborhood etc.

@James Figliozzi I commend you for doing your homework and getting ready to take that next step. I would recommend doing both in order to find the best deal for you! I'm located in Memphis but operate in several markets in the southern/middle part of the country (including TX).
I work with hundreds of investors just like yourself and they like these markets because you can invest in high quality areas that are still sub 300k.
