Post: Chances that HUD will renegotiate?

After HUD accepted a bid from me, but before closing, someone broke in and stole the furnace from the house. My realtor was able to get us a credit of $350 at closing... No negotiating, $350 take it or leave it! So, maybe there is hope, but I don't know they consider the need for a survey the same as a stolen furnace.

Dave Haller If a contractor said this wasn't necessary, you need to find a new contractor!! Venting the fan into the attic can cause many issues because of the moist air the fan removed from the bathroom. This moist air will cause condensation on the surfaces in your attic. This can not only cause mold, but damage to your roof system. I purchased a home where the bathroom exhaust fans were vented into the attic and there was water dripping from the roofing nails that were protruding through the roof decking, causing them to rust! I didn't know this because the previous owner made it appear they were vented to the exterior by burying one end of the vent pipe in the insulation near the exhaust fan and running it to the soffit. I only caught it when I was installing more insulation and saw all the water dripping!

I've heard Granite Services out of Elwood, IN is a good company. I've never used them personally, but I've been referred to them a number of times and hear they do fantastic work at reasonable prices. Just google "granite Elwood, Indiana"

My realtor bids on HUD home's for me, so I could be mistaken, but I believe the online bid submitted requires the buyer's information (name, ssn, address, etc). Then, if your bid is selected, the buyer's agent fills out the packet and sends all docs overnight and drops the ernest money check off with the listing broker. That being said, it's my understanding that once the bid is submitted/accepted, HUD already has the buyer's information and the packet sent in must match what was submitted online... Meaning the buyer of the property can not be altered or they will just put the home back on Hudhomestore and reopen bidding. Please correct me if I'm wrong, but to wholesale a HUD, don't you have to by it in the name of a LLC and then sell the LLC to the new buyer? Couldn't that run into issues also, as the LLC's member listed on the bid won't match the member on the docs sent to HUD?

Jeff S. I have a friend who is a professional fence builder/installer and he says if you build/install wood gates wider than 4', make sure to use extra (as in more than 2) heavy duty hinges as wood gates are heavy and over time can start to sag from the weight.

It's been mentioned on other posts, but look into purchasing an alarm system from Simplisafe. It is a portable. Sensors mount with 3m command strips. When you purchase a house, just put the sensors up, plug in the base station and reactive the monitoring. $25/month gives you monitoring (cellular) and allows you to control the alarm from your phone as well as get alerts on your phone. There is no contract, so you can start and stop monitoring service when you chose. You can also purchase more sensors to expand the system if needed. Just be aware, when moving the system from one address to another, make sure to CALL and change the location of the system. Changing the monitoring address online hasn't worked for me. ***FYI, I am in no way affiliated with this company. I am just a satisfied, and repeat, customer***
