Just got off a call with a guy name Paul with Vodyssey (replaced Lifestyle Asset University).  Usually when you have to change your name its for bad reasons.  Regardless, I completed the inquiry form on their website that has vague information including what interest me about the short term rental business and the first question out of Pauls mouth was "so, what interest you about this vacation rental business?"...Obviously he didnt bother to read the form I spent time completing which is a dead ringer of a Red Flag that this is more a boiler room sales group just selling Education.  Then Paul also sends a template email that "I would be a great fit" to the community.  LMAO.  For someone who did not bother to read my profile and inquiry form this is Red Flag number #2.....regardless they are just regurgitating all the same real estate information that is out there and re-packaging it to sell "Education" as they don't offer much value of anything else if you have any real estate experience at all you can do on your own

Where to go for Equity Funding for a Short-Sale Development project that is shovel-ready (actually infrastructure including utilities and roads already in place)?

I am structuring a Seller Finance and Lease Purchase Option Buyer combination transaction. What is it called when a Seller is willing to take back a 2nd mortgage for half of the agreed upon purchase price at 0% and without any payments due until my Lease Purchase Option buyer obtains their own financing? In other words, I want to offer half of the purchase price in cash and the other half I want the seller to carry back a 2nd mortgage but at 0% interest and no payments until my lease purchase option buyer obtains financing.
