when i pull my money out for a deal, i never explain anything to financial adviser. it is none of his business, and it is my money. he never asks.

now, if you respect his opinion and would like him to review the numbers, go for it. just because he invested poorly means nothing. if the deal is good, go for it. if not walk away.

i would however move all my funds from a financial adviser who inserts himself into my business without my asking.

btw. how is the money with that adviser doing now....

awful idea. they will only give the tenant fodder for court, and the courts do not like to see landlords taking the law into their own hands.

couple of thoughts,

check current owners back account to see when tenant pays. many of my tenants pay late, but always within the 5 day grace period allowed by law. i consider them late, but would rent to them again adms the law has trained them to pay late.

is there a deposit you will be inheriting? if not, get one.

record the condition of property when you purchase. or get existing walk through docs. but i would walk through again with tenant when i purchase and set expectations.

definitely get a your lease signed. great if they are currently month to month as you can sign them at end of month. you could still go month to month, but using your lease agreement.

you do realize doctors and nurses are being laid off because of lack of work? many hospitals and patients are canceling procedures, resulting in not enough work. obviously not in all areas, but enough.

most of us will get the virus eventually. we are simply putting it off while destroying the economy. yes we are flattening the curve, but only till another wave comes through.

i completely agree. i think there were media reports designed to scare people, not inform them. the economy should never have been shut down. certain areas, like nyc, and certain groups of people, elderly and those most at risk, should quarantine, but not those with minimal risk. we deal with new strains of the flu, h1n1, every few years without batting an eye.

82% paid on time. 2 are late, but still within grace period, and they normally pay on the last day of grace period. 1 is not due yet, but before this she usually paid late but within grace period.
