unless we get another 2008 downtown, then appreciation buyers are out cash flow and appreciation. cash flow is king, unless you are buying knowing you will flip for appreciation.

regarding source of leads besides mls, i have done well with neighbors of my properties. when i am at a property, i go out of my way to help the neighbors, such as removing branch from roof, etc. ii also spend time chatting and let them know i am in the market to buy more properties. i have bought 3 properties like this, and had others approach me, but never purchased. some approached me, 1 neighbor, i offered and she was happy to get out of property as she had bad renters.

if they pay the market rate without updates, let them stay. if they are not paying follow the same procedures you would with any renters. give all required notices (such as 10 notice to pay) on the day they are appropriate. when the time comes for eviction, you can decide then if you want to proceed along that route, but at least you have completed all the preliminary steps.

if his rent goes through the end of the month, means you have 20 days to get the house cleaned, fixed and rented all on his dime. but if it is rented before end of the month, you should refund remaining rent. as for dw, sounds like your issue to fix.

not carpet. cheap and holds the dirt. depending on value of property and surrounding area, i would recommend the vinyl planks. which looks great, or wood if higher end property.

i would base the decision on the individual who earns the money. could she rent it on get own? if so, rent and have both sign for the lease. can not hurt to have both on lease.

a great way to learn about building houses is volunteer with habitat for humanity in your area. you can learn about building houses from the ground up while helping others.

it will probably be your responsibility, but i would have ger give me the previous month bill and reduce you're responsibly by that amount as she did user water during this time.

legally required to give 5 grace days in my area. so generally on the 6th i send out the 10 day notice. i do charge a late fee. make sure your late fee is legal.
