Hello,
I've found several properties that I would like to buy that are delinquent tax properties. The problem...I don't have any money to purchase it. I would like to use the first one as a residential, and then flip others. How do I go about getting funding for these types of properties?

Any help would be greatly appreciated. I live in Norfolk, VA.

Hello,
I've found several vacant properties that I'd like to try to wholesale. Once I get to that point. However, I've contacted the city treasurer & the city tax depts and they both stated they can't give out the information where the bills go to. They both told me to call the other dept. You're not able to access this information online. I live in Norfolk, Virginia. I'm not able to go to the office b/c I work full time M-F. The only thing I was able to get is a name, phone number is unlisted. What would be the best way to try to find out information on the absent homeowner's to send a letter? price is also an issue, too.

Please advise. I appreciate all your help.

Help,
I have found 3 pre-foreclosures that I would like to wholesale. Okay, here's the scenario.
The first one, original principal amount owed $33,000 recorded in the city records 7/21/04. The city assessed it at $397,300. I went to the property and it appears to be abandoned. The auction is 7/21/08. I don't know if there is a second trust or any liens on any of these properties.

The second property is a trustee sale, $61,125 recorded 9/30/91. The city assessed it at $164,800. The homeowners were there last night, but b/c it was 8:30 pm, I thought it was too late to knock on their door. The auction is 7/29/08.

And finally, the last property is $48,994.84 recorded 10/27/05. City assessed at $217,798. Homewoner was home last night, but felt, again, it was too late to knock on their door. Auction is 7/23/08.

All of these homes are beautiful, in family oriented neighborhoods. Middle class. My question is: HELP!!! I want to wholesale these, but how can I find out if there any liens on the property or if there are any other trusts? Also, is 8:30 pm too late to knock on a homeowner's door?

Is there anything that I should look out for?

Any advice/suggestions...I'd truly appreciate it. I pray that one of these could be my first transaction.

Hi,
my question is that I've found a few pre-foreclosures that I would like to wholesale. What is the best way to approach the homeowner? Also, is there any way to find the homeowner's phone number so that I could contact the homeowner by phone? Should I invest my limited funds into a 'skip trace'? Also, if I get a homeowner that is interested in selling his home, do I need a lawyer to draw up a contract? Finally, how do you find pre-foreclosures? The only way that I know of is by looking in the newspaper for the list? I know I had a lot of questions...but, I really am on a mission.

I will take everything you have suggested and apply the method that is best for me, financially. I do understand what you are saying about my realtor. I will really only associate w/ her when it comes to purchasing a home for myself. I listened to a webinar that gave a suggestion of getting the list of landlords from the Housing Authority for potential buyers. That they may either be interested in purchasing properties or getting rid of a property that they already have at a discount. What do you think about that? For me, that was very inexpensive. I don't have a budget for mailings or signs, right now.

Please advise.

Well, the way that I've learned about wholesaling is through a book that I bought by Lance Young. It is very good, but it seems like it's an "intro" to everything. I have not done any transactions as of yet. I've been listening to so many webinars over the past week and a half that I don't know which direction to choose. I will take your advice as to looking into the other forums regarding wholesaling. I've asked my realtor about wholesaling, bankruptcies, short sales, vacant properties...and she has told me that it can't be done. AND...that flipping, in general, at this time, will be hard b/c the property will have to sit on the market for at least 90 days b/c most people have an FHA loan...it's just too much that I am really confused now.

But, I truly thank you both for responding to my post.

Hi,
my name is Tiese, or you can call me "TC". I'm a single parent of 3 whose desperately trying to get into wholesaling. I work in the accounts payable travel dept. I'm thankful for my job, but hate it. I know wholesaling is the way for me to get ahead, especially being a single parent. I'm trying to find someone who can mentor me on how to do it...but that's like trying to find a needle in a haystack. My immediate goal was to be able to do one good flip so that I could quit my job by the end of summer, but I just don't know.

If anyone has any suggestions or advice, I'd truly appreciate it.
