@Roland Paicely  YOU ROCK!!!!  Thank you so very much for your information.  This is such a huge help, thank  you!!!  :-)  Now, to find an agent to get comps.  However, using Zillow-$53k, Redfin-$53k & Realtor.com-$95k.  She wants $38k to walk away.  Do I go with those  estimates or still find an agent?  If I go with these, does it seem worth it?  (Sorry for the additional questions, but I know I would have these questions in my sleep.)

@Roland Paicely  Thank you for responding.  She did say there is no lease.  Ok, so the homeowner would have to do the eviction, first, before it can be wholesaled?  And since she said that she gave the tenant until the end of September, how would I go about making the offer without being able to get inside?  I mean, she has no idea what condition the interior is in, but is desperate to sell.  It's a small house, about 760 sq ft.  I have only looked on Redfin for an estimate.  Also, if the numbers somehow work out, how do I put something to protect me since I'd be waiting for the tenant to be evicted?

I need some direction. A homeowner emailed me from my direct mail marketing. She states she wants to sell her home, however, the tenant won't let her get into the property. She said that she has told the tenant they have until the end of September.   She sent a certified letter, which the tenant signed for.  And then two follow up mailings/emails where the tenant did not respond.  She said there is no lease, but a 'gentleman's agreement', which I am not familiar with.  She said the tenant has lived in the home for 4 years,  but is currently 3 months behind.  What, if any, are her options & is there any way possible for this to be my first wholesale transaction?  How can I give her an offer if I can't get into  the property.  All help is greatly appreciated.

Good Morning,

My name is Tiese and I  am a newbie wholesaler. I received a call from a homeowner, today,  who will sell only if the price is right. She asked me how I got her address and appeared to be a little bit bothered that I did not know her property address.  She also could not provide me what she thinks her home is worth, that she would have to reach out to her realtor friend to get that information.

My question is-what do I say when asked how I got their information? The homeowner lives in NC, but the property is here in Va. Because I am a newbie, I feel this call did not go as well as I would have liked.  Any suggestions would be greatly appreciated.

@Steven Leigh-I will definitely learn from this first call.  I'm not going to buy and hold...sell to a cash buyer.  So, based on what you've stated, I may have blown the full financial potential on this home.  IF anything were to happen with it.  I will make a mental note of 60% of the tax value, if I'm not able to get a price from the seller. No, I told her I'd call her by the end of next week if I don't hear from her.  My logic was because it's the holiday, since I forgot, to call her Wednesday.  But, should I just wait till Monday after or actually call on Friday.  All I can do is leave a message if she doesn't answer, no biggie.  I love everything you have stated and truly, truly appreciate it.  I'm a big fan of Tom Krol, by the way.

@Steven Leigh-I completely agree with what you are saying and thank you for the motivation. I will definitely do as you suggest with the follow up and keeping her on the marketing campaign. First let me say, I went to my REIA meeting last night and got some additional feedback on the situation. One investor suggested to offer her 20% less than the tax assessment, since I can not get into the home at this time. Another suggested that I could still give her an offer based on the comps. So, I called her and gave her an 'unofficial' offer based on the exterior, only. I told her that the offer amount could go up/down depending on the interior. (Which, I shouldn't have said 'up' now that I'm thinking of it.) I actually offered her 30% less than the tax assessment and she said that she will be seeing her siblings this weekend and she'll discuss it with them. She'll follow up with me the early part of the week. I asked her if I don't hear from her, would it be okay for me to follow up with her the latter part of the week, not realizing that Thanksgiving is next week. She said that'd be fine, and more likely that I will have to reach out to her. So, I will call her back on Wednesday.

Any suggestions?

@Mike Watkins-thank you for your feedback.  I understand what you are saying about, basically,  'keeping it moving'.

@Steven Leigh-thank you for your feedback.  I did enjoy the conversation with the seller.  I do feel there is a potential sale, if not now, in the future.  Of course it will depend on how I close the conversation with her this evening.  I will follow up with her this evening and ask her those questions.  Also, advise her, again, that without seeing the inside of the house, it is hard to make an offer. 

Should I keep her on my DMM campaign?
