You can search through a software called Realist (only available for RE agents) or obtain them online through places like listsource, mellisadata, etc. Unfortuantly the public tax record in WIlmington doesn't let you search by Multi, SFR, duplex, etc.

From experience I can tell you that many of these sources are OK at best. The data is wishy washy and the best way to go about is to build the list one-by-one and individually search and cold-call owners from the tax-record. Building key relationships with brokers, prop managers, and other investors is also pivotal.

The demand for multi family and the low supply means that you will have to know the owner. Picking up the phone and calling would be your best bet as an investor searching for multi family here.

Tiago Title is the cheapest (I've found) at $450. They're attorneys and include the insurance also. National Property Inspectors are only $250.

I own a condo right near UNCW and that sits on "bike way to the beach". BRAND NEW (developed from the ground up and everything) brewery is opening on that bikeway the university has been pitching for years.

I'm convinced that the university & city planners design the campus as a resort rather then an institution of higher learning. There's some nice returns to be made if you like college rentals.

Your agent sounds desperate for a deal with some unprofessionalism thrown into the mix. RUN.

Backing out of deals is something that's incredibly common and having an agent get's angry at a client for not wanting to pay full price for junk is a bad sign.

Signing an exclusive buyer's agency should be enough if you're going to be seeing off market properties.

I was in a very similar situation to yours, OP. Cushy job, high paying job that bored me to tears.

All I can see is that you better like risk. Being a real-estate agent about pushed me to the edge and back. Many sleepless nights, long hours, and overall uncertainty. Not to mention the amount of self-doubt, haters, and people just rolling there eyes at you thinking your crazy.

I made and I'm glad I did it, but it came with comes with some serious bad parts too. Don't let people sell you on a dream.

If you have the time and energy, it wouldn't hurt to do both. Some people just want to learn for the fun of it, but having a NC and CA license isn't going to make you that much more marketable as a real-estate agent or increase your earning potential as a wholesaler.

If you're in it to be a good real-estate agent in either, you want to pick up real-estate sales books. If you want to learn how to be a good wholesaler, I'd focus on networking and reading books geared toward the topic.

Just go with Sweyer or Sea Coast Rentals. I've had some bad experiences with property managers here. Those are the only people that I've seen really screen tenants, show up on time/answer phone, and not hire idiots to do work.

@Ryan Battista Congrats on your deals! My main questions is: How much luck do you have with your investor carrot website in terms of seller leads?

I recently went through a crazy lead streak where I had 2-3 insane deals come in off the squeeze page, but it's been silent for the past few months (despite good rankings). Wondering if it's just me or anybody else.
