@Tim McGarvey Hi Tim, good question and very pertinent too, as I am working on a campaign for mid-sized Multifamily in Connecticut.
I can see why having an preliminary offer would be a good attraction, but, I held off because I thought it would most often be far off target and end up leading to seller disappointment.
I was thinking of going with a more generic statement such as "...ready to evaluate your property and provide you with a fair, market value offer within X hours"
I plan on doing some A/B testing to test a few options to see what works best. You might want to consider that too, you seem to have a large enough dataset to support it.
But I could be wrong so I'm curious to hear what as worked for others or end up trying.

Networking is key. I can't overstate how beneficial the meetups have been to me in the past month. my goal is to 1st build a strong network and then a natural mentor-mentee relationship will evolve from one of those connections. 
The next CTREIA Fairfield County meetup is in Stamford (I believe the last one was in Bridgeport) not sure if that is any closer to you. I also heard there is another meetup in Fairfield County, I can reach out with details once I find it.

@Daniel Schwartzberg I haven't come across one with virtual options but doesn't mean they do not exist - I'll defer to others on this one. However, You will find that BP is fantastic for meeting people virtually through the "local" forums.

Usually the in-person meetups are from 6-9pm and take different formats but you could also plan to arrive and leave earlier. For example arrive at 5:30pm, plan to meet 5 people, quick intros and exchange contacts and leave by 6:30pm. Then continue the conversations virtually or plan to meet for coffee afterwards.

I’m also a first time investor, and one of the things I’ve found especially helpful is real estate meetups. I will be attending a monthly meetup by CTREIA for Fairfield county in a couple of weeks. You can meet agents and other investors that are happy to share experiences and expertise about that market.
