 Billy is a trip.  Right when quarantine started, I ended up getting sucked into the YouTube video vortex watching 5 hours of Billy.  laughing whole time & it does have a pretty happy ending.

Flood plain.  I'm not concerned.  

We had worst flood we've ever had about 4 years ago.  racist neighbor said no water issues there.  i should have put that in original post.

I am concerned about huge trees on property (expensive to remove) that also may be growing into sewage pipe.  & it does definitely have lead based paint. 

 I might have been lucky.  i didn't understand he was being racist right at that second.  He said keep it white.  i thought he meant the house.  we were talking about 18 feet apart.  gratefully I'm not exposed to many people that are overtly racist so it really didn't register until little later. 

last time I knew the person a little that was being racist.  I got a "little" angry & let the person know in no uncertain terms I wasn't ok with racism.  

I've got 3 adopted nephews of varying ethnicities.  hey boys come on over & meet my racist neighbor.

attorney buddy used to say it's not his job to change the world.  it's his job to profit from it.

But yeah this racist dude might sadly "win"

just my guess I haven't dealt with land.  But, you should call a title company.

How do you quantify this neighbor?  I haven't seen any numbers/spreadsheets that quantify poor neighbors.

@Account Closed yeah. my mom used to hire people.  She said if someone showed up late to an interview.  They showed up late the rest of the time they worked for her.

If it wasn't dirt cheap.  & I wouldn't be moving into it.  I wouldn't consider it.  I haven't figured out my exit strategy.  

I'll contact a Realtor tomorrow.  He isn't the listing Realtor, but he does have at least 3 listings in that area.

@John Teachout no misinterpretation.  Only about 4 sentences exchanged.  & house has white vinyl siding.

@Account Closed Great point on talking to neighbors.  I'll do that if I decide to pursue further.

@Karl B.my Cameroon roommate is awesome.  Always on time with rent.  His English has gotten lots better too since living here.  Good point on insurance quotes.

@Account ClosedWhy you always be giving good advice? :)  Still on fence about pursuing this, but your advice does give me pause.

I've come up with my rental ad.

For rent 2br2ba $10/month.  Preference given to non Caucasian.  Prefer someone with violent criminal history & as many noise complaints as possible.  Also, if you've been convicted of dealing drugs out of your house, please include conviction paperwork.  Please attach criminal record to rental application & PO's phone number for verification.

gf n I've been socially distancing because she's out working with public & i have roommate/renter that has asbestos health issues & if he gets cv he ain't gonna make it. 

gf & i (both Caucasian) were gonna move in so we can stop social distancing & then rent out another room. 

soo.  I'm walking the house.  listing says in flood plain. neighbor says hi.  i ask bout water.  we had highest flood ever about 4 years ago. 

then he says keep it white.  I'm like ok house is white altho gf would love pink house too much work.  then hit me neighbor was being racist.  I've rented to all kinds of people.  currently one roommate is black from Cameroon Africa.  He would be staying where he is tho.  Once had Russian roommate.  i rented to a black roommate next day Russian roommate moved out.  See ya! 

How to handle this? i like renting to whoever.  I've had India china russia iran Pakistan Africa & some guy from Iowa (ha!) & probably more. 

I don't want to live next to some arshole racist.  but i think gf & i would enjoy living there & feel safe & it's a good deal.  Now it would be stuck in my mind, what's neighbor gonna do if i rent to a non Caucasian.  Really don't want to deal with a racist ignorant neighbor.  If he starts getting litigious or aggressive or hinting at violence.  Not profitable.

Anyone got any HELPFUL suggestions? Or dealt with this successfully?
