won't probably increase value but will let sale go through.

i had a house with a super bright yellow wall that I really liked.  Changed that countertops linoleum & went through. 

most renters/buyers don't have alot of creativity.  they want to move in & set up TV.  

so i would definitely neutralize 

mixing charity & business gets confusing

Are there any real estate licenses that can work for multiple states? I currently live in WA, so if I were to move to ND, go through all of the course work and then get licensed there, would I have to get another for WA? Would I have to take another set of classes?

 have to look at reciprocity.  can get expensive being a Realtor.  e&o insurance & licensing.

18 to get Realtor license in ND. Then gear all your college projects to that in some way? 

If you get success as a Realtor I would still make sure to finish your degree. 

not sure price of belonging to local Realtor board.  but maybe just do referrals.  & not belong to local board.  Or even work as property manager altho could be time consuming. 

Plus enjoy your time in college.  lots of time later to work/chase dollars.  & football is a sport that you really only get to really do when you're younger. don't see many 50 year old guys putting on the pads.

I can do fine without some real estate agent's rhetorical advice, market mastery and negotiation "wizardry". An agent provides zero value other than opening the door in my estimation.

The question is how do I write into my cash offer that the selling agent will either reduce his/her commission, or give me a credit at closing. Would it be easier to just have my own buyer's agent and agree on the rebate with them?

I would offer more advice, but since yiu as a Newbie know more than a Realtor I'm disinclined to.  But you as a Newbie know more than a Realtor. smh x2.
