 I'm pretty ignorant as far as hard money lending.  Someone was saying irr $40k is maybe minimum to try to get hard money (not loaning).  I would maybe start a new thread.

im not sure what acronym soi is.  sphere of influence? but selling/doing business with people I know has not worked best for me.  But I'm pretty small time.

Id rather work with people that are wanting to buy vs trying to sell to someone i know.

iv nnever thought it a good idea to date someone i work with.  then gotta see them at work. 

i have different personas.  when i go to work.  when I'm with my gf.  when I'm interacting with tenants. etc etc

if tthey are really really interested I'd do business with them.  otherwise no. I think your radar is tracking right.

 ne other bills.  car.  credit card?  then look at your income.  I'd get approved for a loan thru a banker.

about 130 sq feet is min for adult imo

12x11 or better 12x12

I've got a roommate with asbestos issues.(really good roommate) Hopefully lives long time. 

He said he told his daughter to not claim his body.

I told him that we're gonna see what the trash guys do when they see his legs sticking out of trash can!

Anyone dealt with this or advice?
