We diversify! STR, BRRR, Flip.

Depends on your wants and needs. Our holds in the ends have definitely been the most profitable of our portfolio, but flips are an awesome cash injection!

We look at deals where the spread is $50k-70k, but love when we come out $100k! Honestly, it comes down to the reward vs the effort and what we are in it for.

As we have progressed in our journey, the less hands on work we need to do which means we may be happier with slightly smaller margins.

FANTASTIC reply. Thank you kindly. We have had good luck doing 15-20% profit on ARV in other markets.

So if purchasing at the full $500,000.00 we'd be looking for a $700k sale price.

 Sure! We are furnishing with contract grade quality and amenity heavy (game room/hot tub/murals/new paint/lighting and ALL basics needed to host a 5* stay so all bedding, kitchen items, bathroom items, linen and bedding as well as the labor for trades. Our stays are aimed at being above the market in order to capture it.
