Looking for a dynamic networking group/meet up that's RE focused in SWFL. Lucky enough to belong to an incredible network in Denver (CO) but as we add operations, properties and an arm of our design business down here I am itching to join something similar!

Thanks Parmesh! Love all those suggestions! We have installed over 45 AirBnBs and each ones needs and niche are so different! Love the trash cans idea... so easily overlooked but definitely enhances the guest experience!

That is why we push ideal guest with our clients so hard!!!! In one of my own personal properties we chose not to have a hot tube and we removed almost all exterior light because of the activities we are steering towards! Takes so much extra thought!

Investment Info:
Single-family residence buy & hold investment.
Purchase price: $685,000
Cash invested: $50,000
Purchased as a primary, will be a live in fixer. We will turn to STR after legal live in period!
Partially renovated when purchased and we are continuing. Purchased for $100k under value, post reno we should have equity of around $300k in.
Not being afraid to live in a fixer with 4 kids seems to be the ticket!
What made you interested in investing in this type of deal?
It is .5 mile down from our previous primary, allowing us to bounce from property to property based on the season as one is best for summer and the other best for winter due to road access.
How did you find this deal and how did you negotiate it?

Offered way under asking... Lost the deal... Ran comps and saw how dumb we were to offer low (lesson here, just offer asking in a tough market, this doesn't mean you'll end up paying it), called the realtor everyday... Deal fell through and we were at the top of his list.

5% down conventional
How did you add value to the deal?
We are fully remodellin - finishing out the unfinished basement and then STR.

Hi All,
Been quiet on the forums as we added 2 new properties to our portfolio this year!
As time moves on and people are stepping up their design game (As an STR Designer this makes me SOOOO darn happy!), we have found amenities are quickly becoming one of the biggest ways to boost bookings and nightly rates... Pickleball courts ;) Game rooms, spas, saunas, mini golf, dancing poles and karaoke, you name it and we have done it... Or maybe we haven't... What are you guys throwing in there to make your properties stand out?
We have properties in all kinds of markets and I'd love to know what is working for you!
