 So sorry to hear that. Hope you are safe. I have a property in SE area off 9th court by city hall….. I’m hoping my property is fine. Fingers crossed. 


 Please let me know! We just heard we have NO water in the house!!!

 Sorry that you’re dealing with this, what a nightmare! For what it’s worth, the timing is probably actually better for you this way because if you had just placed tenants in there, then you’d just be dealing with displaced tenants and their issues on top of everything else. Flooding is just something that comes with the territory when in Florida just like we have to deal with wildfires, wind and hail here in CO (and sometimes flooding too like 2013). This is extra crazy though because Florida was already dealing with an insurance crisis before (thanks to roofing scammers mostly, wonder how all those brand new roofs there held up in the storm…). It’s going to be even harder to get affordable insurance now and even harder to find contractors, etc. what a mess. So many people built in Cape Coral over the past few years, I’ve been fascinated watching this unfold and wonder how many know the history of the place. For example the saying “If you believe that, I have some waterfront property in Florida to sell you” literally comes from Cape Coral, due to real estate scams there going back 100 years. The federal laws that we now have around false advertising were created because of swampland in Cape Coral being sold to Northerners as developable lots in the 50’s and 60’s. History just keeps repeating itself there it seems. Hopefully with the systems of canals and weirs etc. there now it’s not so bad this time? My mother in law just moved from Naples to Colorado but we still have some family in the area. Beautiful place just really high risk for hurricanes and flooding. Nowhere is safe from Mother Nature, every place has some exposure to risk from natural disasters (Midwest has tornados, the west has wildfires, volcanos, earthquakes, east coast has hurricanes, etc.). Some places are a bit higher risk than others unfortunately. Good luck! 

Yes it’s just wild. 

Unfortunately the weirs and canals did absolutely nothing. The area is completely devastated. 

The insurance and rebuild costs are certainly about to be a racket.

 Thanks - so far, so good - I have a two story place on a lake and there's about 12 feet of height between the top of the lake and the floor of my house, so I have some room to work. And my house is pretty new (2007) and built to (so I'm told) Cat 5 roof and Cat 3 window standards. So I'm keeping my fingers crossed. I have several interior rooms with no windows so she has somewhere to go if the windows blow in. 

Oh I’m so hopeful you’ll be great!

We are at 7’ above sea level and the last I checked we were just about to be under water.

 Yes, all true. And thankful this is just a financial situation not our kids, not our home. I will indeed. I’ll post pics as we get them.

 Thanks Robin, yes I think this is what we are going to do! I think the market might be a bit shakey to get what we are appraising for. A couple weeks on market and then we’ll rent!


 So update, and im sure not that much of a surprise right now, but we have been on market for 16 days and no bites. Just lowered to $510k... We will see. We listed for rent too, so unless it sells before then we will rent for a year or two and see where the market ends up.

Hi John, hope you don't mind me reaching out! We just purchased a home and remodeled in 6 weeks, in CC and although our intent was long term rental I am being pulled to do STR... Or vacation rental at least. Its a scary leap because of vacancy vs LTR but I know the returns are great.

Any advice?!
