Thank you @Sharad M.  so much for sharing.  I, too, do not like to re-invent the wheel.  Most rehabs will have same of everything, paint, floor, fixtures, etc.  I do like the simple life! LOL

Welcome to BP! Go to "education" tab and learn as much as you can.  Listen to the podcasts and read the recommended books.  The good thing is isn't hard to learn, but you do need to know what you are doing.

Welcome to BP!  Take advantage of all the educational material available, talk with a bank or broker to see what you qualify for as far as the loan amount. Some of the small community banks may have some of their own programs that might be beneficial, usually these are banks will hold the portfolio.
