Hi,

I know its quite laboring with materials for a rehab.

I price homes, low, middle, and highend.  Anything that I use I mark the SKU No., and where I got it, which makes easier for the next rehab, I just repeat. 

Its easier to do a scope of work for the contractor and what will be used with pricing.  The contractor is not a designer, he builds.

Be sure that you do update your list of  what is in and what is out.  I Always stick with neutral colors, its opens the home out and with staging, it looks bigger then it would have if it had dark colors.

Hi and welcome to BP!  I have done lending, so I know that "yes" @Anthony Dadlani's response is correct.  Lenders want skin in the game, and since your experience hasn't gotten there yet, it is more risk to the lender which in plain terms means a higher interest rate and more points.

You need to find "private lenders", but again, they want you to show them examples of past deals before lending money.

Yes, I have looked at homes thinking, yuck!  However, clean them out and fix them up.

Now, I will not go into war zones,  I particularly don't feel that I should bring my gun with me to work or oversee a project, or my car will vanish within 30 seconds of parking it. 

Don't let emotion get to you when looking at houses.  I do take into account, schools, shopping centers locations, what kind of transit is close by or not, and who is my end buyer going to be.
