Of the facilities that you checked with, what size were they? If they are 4000 sf and 90% full that is a different animal from a 50,000 sf facility that is 90% full. What rates were they getting? What is the sf per capital for the market? these things tell you a lot about the market. Is there much or any climate controlled storage in the market? Being a conversion, you could have an advantage by providing climate control. These are some of the things to consider before hiring a feasibility expert. By the way, $5000 is cheap for a study by someone with the experience that you want. I have been involved in over 100,000 sf of self-storage and in financing self-storage as well as owning storage and will be glad to talk with you if you want to set up a time to talk. I like to share my 24 years experience in this industry with people looking to get into it. It is a GREAT business.

@Brandon Yuan regardless of which way you go, make sure that you deal with a bank that understands self storage. I’ve seen many a deal that came to us because the bank couldn’t get comfortable with the lease up period on a new project and the borrower lost months having to start over with another bank.

Great educational event. I’ve been to many of these as a speaker and the I formation and speakers are great. We worth your time and is a very good investment.

I have been to over 20 of these shows. This is the best show that you can attend for bang for the buck! I would suggest that you look over the agenda that is on their website now and decide which presentations that you want to attend. Also, look through the agenda at the vendor list and decide who you want to see and lay out your plan to visit them first and then go back to others as you have time. The exhibit hall will be packed, so plan your time wisely. If you would like to call me, I will talk with you about what you plans are and what stage you are in and give you my thoughts. If you are interested in really learning about this industry, you should go to one of these upcoming educational opportunities. 

The ISS (inside self storage)is having their spring trade show in Vegas in April. this is the biggest event of the industry. www.insideselfstorage.com

The SSA (self storage association) is having their spring show in Orlando mid-march. www.selfstorage.org

Scott Meyers has a self storage academy coming up in San Antonio March 8-10 in San Antonio. www.selfstorageinvesting.com

If you are serious about this business, you owe it to yourself to attend one of these. I have been in this business for over 23 years as a building supplier, Lender and owner. This is one of the best businesses that you can be in. 

If you would like to discuss it with someone who has been around and knows the industry from experience it, let me know. Self-storage done right is great. i could never image saying that I would rather own house and deal with the things you have to deal with ( I have done it before) rather than self-storage. if someone is having issues with late payments, they are not managing it properly. Collecting rent by using technology and a credit card does away with payment issues because it is automatically paid each month...on time...

Again, talk with people who have real experience in the industry before making a decision.

I'm still in lending. I did my first deal when I was a self storage building manufacturer and I am a partner in this latest project as a passive investment.
