Saw the invite to participate @Paul Timmins.  We've got a couple of deals working right now, but both are already fully funded.   We are looking at another that we don't yet have under contract...not sure I want to toss that one in to the sharks just yet;)

Ciao @Flavio Zanetti We've never attended this particular event, but we know several great investors, equity entities, private money players and industry professionals that will be in attendance. As with most any investor conference, REIA event or even local meetups...the value tends to come from the quality and quantity of interactions with those in attendance.

Its always great to get into a room, share stories and network with many other like-minded folks, and if you are able to make even one real connection, or just learn something new...then it is usually time well spent.  We typically find that many great connections are made and we end up sparking several deals.  We consider any costs associated with networking events as an investment in ourselves and our business and this approach has paid infinite dividends...

Wanted to check in and see if any BP Multifamily and Apartment sector members plan to attend UP9 in Boston this year.  Event runs from July 28-30.  We'll be there and would love to connect with fellow BP members during the event.

Nice to see more and more content coming online regarding the VR niche. As cap rates fall in what has become a fiercely competitive investing landscape...vacation rentals can still be had for a reasonable price in some of the best parts of the country, and are proving very nice value-add plays with the ability to force real value...if one pays close attention to what vacationers want in any given market. Adding this pool to one of our properties allowed us to raise rents from $1300-$1500/week to $2300-$2500/week, and the number of weeks rented has actually gone up. Now that's what I call an NOI boost! Would be tough to get that much of a rent increase in any kind of traditional monthly rental, no matter what the improvement.

Right on @Mike Buckley--precisely what's happening down here.  60% of all sales in Monroe County (Florida Keys) are international cash buys.  There are definitely deals to be had in any market, but makes it a bit tougher if you can't go after them yourself.  I'd recommend @Jon Huber who hosts monthly meetups in Delray. REIA events are also great to attend if you happen to be in town at some point...

@Mike Buckley  Too funny...I'm actually heading to Boston this week and plan to look at a few investment options in East Boston to diversify the portfolio.  There are literally eight advertised multifamily properties available for sale in all of Boca Raton as of today...all are vastly overpriced, save for one, which is modestly overpriced.   

Finding a great property and investment brokers in South Florida requires relationship-building.   You are very likely going to need to spend some time down here networking, attending meetups/events and building resources on the ground.  No one will look out for your interests as well as you.

There are thousands of agents from Palm Beach to Broward, but as in any market, there are a precious few that stand out...and those few have a massive established network of investors to whom they offer the best deals first.   These brokers are so busy, that they need to know that you are a closer and ready to move quickly.  

We are closing on a 48% below ARV market deal next week in which we beat out 14 other offers because we had no buyer's agent, giving the listing broker a 60% higher commission. The broker on that deal literally offered me another 35% below market deal the day we put this one under contract...because another buyer couldn't perform in time. She didn't even bother to relist, she just changed the buying entity name on the contract.

You won't find that kind of deal on any website.  Come on down, spend some time and get to know some folks...otherwise, it might be tough to find a true investment grade deal from afar.
