Hey Mathew,

Just seeing this thread.  I grew up in Jackson as well and now live and invest in Victor, ID.  It might be something that would work for you.  Figuring out the why is huge and then putting that into goals, short and long term, can really help you narrow your focus.  Let me know hen you are in Jackson next and we could grab lunch.

I agree with waiting until they move out.  One thing that I have done is put together a video walk through for every one of your units so that you can "show" the property at any time.  I have had tenants sign before they have even stepped foot into the property.  It would at least give you a head start on showing.  Maybe even ask the tenant if they wouldn't mind you coming into the place once to shoot a video walk through with the promise that you won't bother them after that for the rest of the lease term.
