You should talk to Henry Jones at Zions bank in Jackson.  He lives in Victor and they have a pretty good construction financing setup.

This is a great place to start.  I would be willing to work as an accountability partner.  We own a duplex in Idaho Falls and other properties in Victor but if you would want to get together for lunch or just touch base once per month or something as a way to stay focused.  Would love to get your take on the market there etc.

It is a different investing model because most investors are banking on appreciation so Cap rates are low. There is some opportunity but you have to get creative. I have some 1750 Square Foot 3 bed 2 1/2 bath units listed for $299K with unfinished basements. We are working with the HOA and the city to see if a person could buy these units and then finish the basements out into a second unit. These could be a good opportunity. Jackson pressures are really driving the market here. Next time you are in the area give me a ring and I will buy you lunch. (307) 690-367four.

@Ian Checketts is great at finding deals!  I am an agent in Victor, Idaho own a few investment properties there and just bought a duplex in Idaho Falls in December.  Love talking about real estate and different approaches to the game.

I have a rental in Idaho Falls that is pulling a 9.2 Cap.   You could probably do better since that was my first there. But there are some big employers there.
