Oddly, I later became a student of the Institute of Real Estate Management (IREM) where they teach apartment management line by line and make you right a comprehensive report about an apartment building.

Those classes are not for everyone, some will learn by trial and error and many, of course, already know everything.

But I just wish I had taken those classes before I bought the "White Oak Apartments." I'd be much wealthier than I am.

I appreciate all! Seems that I have been duped!

I have been in the internet marketing game for the last 8 years. . . and even I can be hoodwinked (insert humble face here)!

Even so, thanks for the sage wisdom all, it can serve as a reality check to us all to watch out bottom line and exit strategies when going into deals.

Congrats Carla, you are sitting in the catbird seat.

What is a "CO"?

First, find a kind title officer to run you a property profile and find who is who as far as title is concerned.

Secondly traipse down to the courthouse to see if there is a probate action. Find the administrator and heirs and send a letter to all of them to offering to take the property 'as is'.

Thirdendarily, get a private/hard money lender in place should they accept your offer. You will want to close quick!

let me say again, real estate is neighborhood regional, and no national "Armando Montelongo Guru" will teach you anything except to make them rich with your investment grocery money.
