I humbly defer to both K. Marie as well as Rick. Edward we are both very lucky to have thoughtful and kind mentor/colleagues like this in the Bigger Pockets Community.

I was a RE Investor in the 80's and got my butt handed to me, If I only had a Marie and Rick advising me back then, maybe I could rival Trump or Shelly Adelson. . .

Brother Ed, methinks it is time you turn to either legal aid or a real estate/eviction attorney.

Your situation (you took possession AFTER the foreclosure) is about to get very sticky. . .

Hey Ed:

Sorry to hear about your plight, I am in the middle of a UD action, kicking a squatter out of my property, so I have a little knowledge on your situation.

I'm in California also.

Contact the lender and be humble and congenial. Gingerly ask it you can work together to keep squatters out and keep the property in tip top condition for them.

If you had a 2 year lease, the bank would have to honor it, but because you have a month to month, prepare to move or be faced with them filing an another UD action that will most assuredly ruin your credit.

Your landlord is a terd, he has no standing.

Hey Craig:

Im a noob around these parts and if my .02 helps, I am tickled to bring it.

A coupla things stick out:

at some point, the deal becomes golden and the math makes sense. you toyed with 85K ish being a possibility. Understand Mike's 50% rule and discover what that buying opportunity number means.

What about below market rents? If you can boost the rents over time to squeeze this puppy into the positive cashflow side, then this dog will hunt.

What is the condition to the property, and why is the seller so eager to dump it, er sell it to you?

Dig deeper brother dig deeper, I am interested in folllowing your journey.

Jerry is spot on right, you have about 3 seconds and capture a prospect with your offer and in that time, you need to have your ethical bribe front and center to have them cough up their name and email address. You do this to build your list.
