Interesting comments my brothers and sisters. I agree with all of you, and let me take the position of devils advocate. Here is my 2 cents. Yes, go on and rent to her and even give her the discount!

It is your party and you set the rules!

You call the ball. Request bank statements, verify her funds. Run a background check as well as credit history. And then come back with triple rhe deposit because she has a dog; as well as 1 years lease paid upfront.

At the end of the day, we dictate the rules!

You have gotten the best advice from our wise BP Brothers and Sisters, so let me add my .02

1) What Ed O. and Steve Babiak said, and also see if the DA will file a criminal complaint on kitting checks.

. . . and as wise Ben Skove has said about cash for keys.

Yup, turns my stomach also, so. . .

2) Cozy up to a motorcycle gang, and give them a one month lease plus $1000 schmoles. . . and sit back and giggle.

Disclaimer: I am not in a motorcycle gang, and your mileage may vary!

Ben Kahle I have worked with a couple of HM lenders and they expect you to have skin in the game.

I would set you up with status payments, as you progress in the rehab.

Also my threshold is 50% ARV, the remainder, I expect you to pony up.

Also, I charge points based upon the length, and interest rate is based upon relationship.

After all, we are dealing with the mistress of RISK.

I am a noob at hard money so I will defer to the more experienced.

YMMV and eager to hear more on this!

Brother Ned Carey we have rent control out here in Santa Monica, CA and as far as investors are concerned. All properties in rent controlled areas are radioactive.

Do you all have a lobby out there? Ned, you da man. . . you should become the chief lobbyist. . .

My BP Brothers and Sister, I appreciate you guys more than you know. Arrgh to being so "cutting edge" and winding up with a kid cracking his skull and facing a lawsuit (thanks Joel Owens); and secondly, discovering the expense of polishing concrete.

Im looking at vinyl plank wood flooring, now.

So rather than running off at the mouth-revamping my question.

What you folks put into your rentals, that your tenants cannot destroy?

There is no better than local intel. Grateful thanks Nicolo. Adam, we are wicked low in inventory of SFR out here in Los Angeles also. Perhaps real estate ought to tell the US economy that there is no recession!
