Kay March be careful renting to military personnel. If you have to evict, it takes an act of God, as the courts (at least in CA) will slap down your landlord rights.

YMMV, check the laws in your state.

Vet him carefully, and check with previous landords.

Karen Margrave is the Queen Baller in Orange County, I am in awe with her prowess in creating McMansions out of dirt.

Many years before I reach even apprentice level.

Jean Norton, sounds like you are doing the same in your neck of the woods!

Karen you asked me in a previous post what I am currently doing. . .

I am positioning myself as a Commercial Hard Money Broker and currently have an impressive lending ceiling.

Also, have my hands into institutional commercial soft money that can stretch out 5 to 7 years for seasoned ballers such as yourselves.

. . .and then, what I am best at is fixing, getting deals closed like the Hancock Park in the previous post.

Arrgh, apologies in advance for being the dark Debby downer on this wonderful exchange of positive and loving ideas. . .

. . . tho, there is a TEECHING point that can contribute to our beloved BP community.

Yes, certain trees grow roots twice the size of the height of the tree. They suck maaad water to continue their growth. . .

. . . and WHERE do you think they get all of that water? Its not from annual rain fall.

It is from your sewer line. I got to experience this first hand and it is a nasty and costly $7,500 plumbing fix.

The roots seek, find, and grow into the ceramic pipe-find a crack and expand it.

Next thing you know, you have feces backing up in your bathtub.

The fix?

Every quarter, have the roto rooter guy do a preventative snake all the way to the street.

$150 per year saves a one-time cost of $7,500 and re-piping with PVC.

First things first, I concurr with David, lets get you both in a good Real Estate Investment Association (REIA) where you can get a sense of Lead and Deal Brokering (bird dogging and wholesaling).

Until BP has a cohesive REIA, many of us have our home REIAs.

Bryce Y., separating the wheat from the chaff is more an art than a science.

looking through the the glass as half full-congrats on dissuading the felons, the child molesters, and the professional tenants from applying.

If you are not getting bites, you need to step up to 'value added' amenities. On the other hand, you can also go with concessions like buy 12, pay 11 months. . .and in the small print, put 12th month free with renewal.

I will be implementing some of Brandon Turner's advice in an article he wrote. It lays out suggestions and steps to acquire a new tenant.

I especially like his suggestion to tell the prospective tenants who call that he will be available at the apartment from a certain period of time. That will eliminate your "no shows" and when other prospective tenants see competition it may create a sense of urgency.

Definitely what Rick said, and also, come up with your stone cold rental parameters and leave it on a voicemail that a prospective tenant can call.

Inform them of the next steps (e.g. . . . call X number for more information, open house scheduled on X day where if they qualify, they can view the property and fill out a rental application, email X for more information)

You call the ball and you run the schow!

I have just saved you a bucketload of grocery money and time outsourcing.

Cream rises to the top, and your screening tool will disqualify those whom you wouldnt rent to anyway.
