Hi @Serena Xiao, welcome to BP and to Texas!

As mentioned previously in the thread, Most off market deals will be found by either doing your own marketing (buying lists & mailing directly to leads, door knocking, bandit signs, etc. fielding those calls - and negotiating your buy price) or you network with those people who have already done that and you pay their fee for a turnkey, already-negotiated deal. 

You can also get into some good deals by offering to partner with someone on the deal- a lot of folks cant get a loan or don't have the cash to be able to do a deal on their own.

In this market I'm finding wholesale deals are getting pretty thin, unless you are buying for cashflow, and even still, those are getting pretty thin. 

The most important thing I would recommend is to join the real estate clubs around town and start meeting other investors, and letting them know exactly what you are looking for - and are ready to buy. You will find a lot of bad wholesalers - meaning over-inflated ARV, and under estimated rehab - but every now and then you will come across some good wholesalers, who understand how to be a good wholesaler (the non-greedy ones, making sure everyone in the equation makes money).

There are numerous real estate meetings in the DFW Area that are worth their $5-$20 charge. 

In my opinion paying the small fee is the most efficient way to meet veteran investors, other new investors going through exactly what you are going through, people trying to partner on deals, sell their wholesale properties, network with vendors, and expedite your REI education. Browsing the internet will only take you so far, the real business is done face to face at these meetings.

It's not all about what you know but who you know! 

Here are a few meetings I recommend: 

*Roddy Roundup: $5 online or $10 at the door. Meets once a month in Farmers Branch. Next meeting is TOMORROW 1/12/16 Registration Link

*REI Social Club- free happy hour, largely atteded. FREE  Registration Link

*DFW Real Estate Investor Network - Meets once a month. FREE. Next meeting: Tue Jan 12- 11:30 AM (La Madeleine 5290 Belt Line Rd, Dallas, TX)

*The Cash Flow Party Dallas - FREE. Next meeting: Thursday, January 21 @ 6:30PM (So & So's 3309 McKinney Ave, Dallas, TX)

Welcome Ryne,

I will mimic what these guys have said. Great "turnkey" rentals are harder to come by here in DFW, so that's why most folks who are getting the killer ROI rentals in this market are the ones getting their hands dirty and dealing directly with sellers, some wholesalers (not all wholesalers are created equal!), and auction properties.
