Ask for closing costs and maybe 5k off the asking price. Tell her its all you have. Something is better than nothing.

It would be a good idea to buy the house but you should get pre qualified so you can see if you can get financing with a part time job.

if your debt to income ratio stays low enough you could borrow the money but if not it might be a good idea to pay cash or do 50/50 for a smaller payment

I used the snowball method to pay off over 80k in debt in about 1.5 years. Now I maintain no personal debt and use all of my income for down payments on rental properties (good debt). I've bought 3 houses in the last 8 months. My goal is to buy 4 properties a year (good debt).

Probably because the insurance is crazy expensive because of the location. Also home prices are going up everywhere so its a great time to sell.

I think the first step is to find a property and buy it. If the numbers are going to work you can figure everything else out later.

So if the seller is willing to carry 75% it shouldn't be too hard to get the bank to finance the other 25%
