You should have fired him a couple months ago. I say pay him the money and then sue him in small claims court for loss of income due to not completing the work on time. Maybe you can make something off of him

I say cash it out and buy properties. I cashed out 100k and bought 3 houses. My CPA told me that I was a train wreck. I did it in November and already have 100k in equity and am cash flowing $700/month. I wasn't making that kind of money in my 401k. You need to create your retirement and not let the wall street play games with your money. I would be making more money but i'm living in one of the houses. Good Luck! If you invest through a self directed IRA you won't get all of the tax benefits either. Create your own destiny!

Make it a better care home. You will probably make great money. Look at the large population that needs that type of housing. You might even get government subsidies.

Buy it and figure the details out later. Take action. You know the house will cashflow great. Put a manufactured home on the land or live in a 5th wheel while you build.

I own property in Idaho and currently live in Texas. I do that because I make great money at my day job but want to someday move back to Idaho. I self manage and it seems to work well so far. My mom is a real estate agent and does the showings for me. I think if you screen your tenants well and set up clear parameters at the start it can be done easily. I do have someone to small maintenance work and when I go back a couple times a year I do inspections. I also think if you buy quality houses you will have less problems. I attract families instead of young people looking for their first house. Less wear and tear and less drama.
