Investors are still seeing positive cash flow but it is close to the break even every month point from what I see. You can still find deals here and there.

two weeks ago I golfed with a guy that had just laid off 2500 people. 

I am a few months out from my next deal. I'm not sure Houston is the best area to buy right now with the oil prices where they are currently. I do think there will be some great deals coming up in the next year for Houston. I'll most likely buy in the Houston market when I see how much oil affects the market. Lots of people are losing their jobs right now and that will be trickling down to everything else.

I invest in the area around Boise. It's a great place but the cap rates are low. 

Cashing out my 401k was the best thing I have ever done. I made back the 10% penalty on the first property I bought. I like knowing that I control my retirement versus hoping the market does well.
