Hey BP Community,

I watched a pretty good documentary a few nights ago and figured I would recommend it to everyone. It's called "Money for Nothing" and is currently on Netflix.

Primarily, the documentary is about the Federal Reserve Bank. It goes into depth about the history of the US Dollar and our transition away from the 'gold standard.' It talks about what led to the great depression, the dot.com bust, and most recently the 07/08 housing market crash. The movie does a good job of staying A-political, but pulls no punches on it's scathing review of the role the Federal Reserve Bank had in all of the crises during the last century.

It's definitely an interesting watch for real estate investors, because it explains how interest rates are used as tools to move the economy in one direction or another. Hope you enjoy!

@Sonny Leonardi you came to the right place. However, we're going to need a little bit more information from you. Here's a few questions to get you started...

1) What area of Oklahoma City is the property in?

2) How did you find the property? and how much did you purchase it for? 

3) Do you want to flip it? or turn it into a rental property?

The more information you can provide, the easier it will be for someone on here to give you good advice. Looking forward to hearing about it.

Jacob. By the time I found real estate and read 5-6 books on it, I'd say that I had about 40k saved up. Sadly, that amount wont go too far in terms of a conventional 20% down mortgage in a lot of markets. However, the first property I bought was only 57.5k...so I had plenty of room to make mistakes haha.

@Manuel Fortes I've definitely thought about that question a lot, but I'm not too concerned about it for two primary reasons. First and foremost, I don't think that prices will stay this low forever. Based on the history of how we got here, it doesn't seem sustainable in the long run. Secondly, I think that OKC has done a great job over the last 20-30 years of broadening the spectrum of industry. Although oil is still a big player in OKC, there have been substantial increases in other industries like aviation, health care, tech startups, and entertainment that I think will help balance out the power.

@Derick Whitley welcome to BP! I'm an Air Force guy as well and just started investing back in April. There are a ton of military folks on here who are more than happy to help, so mentorship shouldn't be an issue. This website is worth its weight in gold as long as you stay active and ask questions. @Jaime Borbon welcome to BP! I'm an Air Force guy myself and just started investing back in April. Going forward, I'm planning on doing the same type of 4-family VA loan as you mentioned. Looking forward to seeing how your experience goes. I've been diving into the VA loan regs and found out some interesting things...it's definitely a treasure trove of cool information.
