I've actually got the exact same goal as you in terms of being financially independent by the time I'm 35...unfortunately I only have 7 years to get there instead of 10 haha. @Greg Baur welcome to BP! I'm an Air Force guy as well and just got started investing back in April. Although I live in New Mexico, I invest in Oklahoma City (love the place, and love the market). I own a few properties around the Plaza district too, and every time I visit it seems like another house on the block is being renovated or flipped...so it's definitely reassuring that other investors consider the area to be up-and-coming. Hey folks,

Prior to becoming a PRO member, I'd been using the "Property Evaluator" app from Realestatetools.com. Although I like the BP format more, the other app made it possible to view the metrics of your whole portfolio. I really like that aspect, because it allows me to think about the big picture and really see where my money is going. Has any thought been put into adding a feature like that? Thanks a bunch.

Hey @Ross Ellington thats a really good question. I'm planning on using a VA loan myself for a 4-plex pretty soon...so I've been doing a lot of research as well. As for your question, I think you'll find a pretty good answer in this document.

VA Lenders Handbook

Look under "Chapter 5: Occupancy"

Essentially, you need to "intend to personally occupy the property as your home within a reasonable time." Although the term "reasonable time" is kind of ambiguous, it give further guidance below.

So it look like 60 days is a good barometer for when you should be in the property. However...

"More than 60 days may be considered reasonable if both of the following conditions are met:

  • the veteran certifies that he or she will personally occupy the property as his or her home at a specific date after loan closing, and
  • there is a particular future event that will make it possible for the veteran to personally occupy the property as his or her home on a specific future date."

  • Waiting for one of the occupants to leave seems like a reasonable "particular future event" that will then allow you to then move in.

    Ultimately though, it says that it needs to be less than 12 months.
